Project Monitoring

The professional practice of project Loan Monitoring is required to mitigate financial risks and protect the interests of the lenders through the development process.  Project monitoring services usually entail a two-step process that starts with an initial project review prior to commencement on site and subsequent monitoring function throughout the construction period.  Throughout the construction period we provide a much needed interface between the lender and developer. Property Condition Assessment

PRYCO offers Building Condition Inspection for all type of Commercial and Industrial Buildings. PRYCO uses a systematic approach to inspecting and assessing the condition of the subject property. We complete a non-invasive assessment of the building and the associated site to identify major deficiencies, evaluate the expected useful life of the building components & systems and identify any need for major replacement or rehabilitation. The assessments are conducted using procedures and methods that follow generally accepted industry practices based upon American Society for Testing and Materials (ASTM) Standard E2018-08, “Standard Guide for Property Condition Assessments.  Our report is prepared based on relevant standards and guidelines. Our inspection report covers the following

  • Structural Assessment
  • Roof Assessment
  • Electrical Assessment
  • Mechanical Assessment
  • Expected repair and renovation cost and overall condition of the subject property.

Environmental site Assessment Phase I & II

    • Environmental Site Assessment Phase I – Phase I ESA is to determine if evidence of potential or actual contamination exists in connection with a site, which may be present as a result of current or past activities on the site or neighboring properties.  A Phase I Environmental Assessment involves gathering relevant information and a visual, non-destructive, non-sampling site inspection. We complete a full-analysis of the property from determining the site’s current use, condition, and demography – to examining the potential impact of neighboring properties to the site.
    • Environmental Site Assessment Phase II – Based on the recommendation of phase I ESA  that contamination exists on the subject site phase II environmental site assessment is carried out.  In a Phase II Environmental Assessment, samples of air, water, soil and building materials are collected and sent for analysis.  Preparation of the Phase II report is based on the information gathered by the inspection team, and including laboratory results and presenting any further investigation or remedial action.

Geotechnical Investigation

A geotechnical investigation is undertaken to determine the soil profile and groundwater status within the footprint of any proposed infrastructure. Based on the findings recommendations are suggested for foundation design of the structure and underground utilities.
